Mission Viejo is one of South Orange County’s most sought after communities. Being a master planned community, Mission Viejo was designed with the family in mind. The city boasts a premier private lake which can be used for anything from swimming, picnicking, and boating, to sailing and fishing. There are many parks that contain large little league and soccer fields.
Mission Viejo is home to the World Cup Soccer Training Facility built in the early 1990’s. Additionally, Mission Viejo hosts the Nadadores swimming facility, which offers swimming and diving, and has been the training ground for many Olympians. For shoppers, Mission Viejo has a premier shopping center which includes some of the biggest brand name stores including Saks 5th Avenue, Nordstroms, and Macy’s.

Foothill Ranch is one of the newest master planned communities in Orange County. It was annexed into Lake Forest in the year 2000. The community maintains a balance of single family residences and businesses. Noteworthy businesses include Oakley, Inc., Wet Seal and the Saddleback Church.
Foothill Ranch is served by the Saddleback Unified School Disctrict. Children can attend Foothill Ranch Elementary, amongst other California Distinguished Schools.
The community has a variety of shops, dining and entertainment available. Whiting Ranch Wilderness Park is minutes away. Enjoy hiking, biking, and horseback riding, or simply relax by one of the three streams throughout the park.
Foothill Ranch is in close proximity to the toll roads, the 5 and 405 freeways.
Rancho Santa Margarita
Rancho Santa Margarita is a master planned community. It is one of the youngest cities within Orange County. The current population is over 49,000 people. Neighboring cities include Mission Viejo, Coto de Caza and Trabuco Canyon. The city also contains a private residential community, Dove Canyon, located in the eastern part of town.
The city is served by both the Saddleback Valley Unified School District and the Capistrano Unified School District. The community contains 13 parks, 4 pools, a lagoon, a lake, and a number of trails. There are plenty of shopping centers, as well as, restaurants and other retail stores. Many events are held throughout the year including the Summer Nights Concerts in the park and the Taste of Rancho in June.
Located on the East side of Rancho Santa Margarita, Dove Canyon is a private gated community nestled amongst the mountains of Orange County. The residents of Dove Canyon enjoy the following amenities: The Dove Canyon Country Club, which features a Jack Nicklaus signature golf course, Sycamore Canyon Park, Dove Canyon Reservoir, and trails great for walking and jogging.
The community is served by both the Saddleback Unified School Disctrict and the Capistrano Unified School District depending on the residential boundaries. Neighboring communities include Coto de Caza, Las Flores and Mission Viejo.
Wagon Wheel is a master planned community that began construction in the 1980’s. Nestled amongst the mountains, the community has a very private, secluded feel. There are six housing tracts with twenty-eight different floor plans. The housing tracts include: Landmark, Laredo, Silverado, Dakota, and Stonecliffe.
The community is made up of single family residences, townhomes, condominiums and a gated community. Neighboring cities and communities include Coto de Caza, Las Flores, Rancho Santa Margarita, Mission Viejo, and Ladera Ranch. Wagon Wheel is close to world class golf courses, a nature preserve, many parks and shopping centers.
The 241 Toll Road is just minutes from the area. This community is served by the Capistrano Unified School District. Children would attend Wagon Wheel Elementary which serves K-5, Las Flores Middle School and Tesoro High School.
Las Flores is an unincorporated area within Rancho Santa Margarita. The neighborhood boasts approximately 6,000 residents with Mission Viejo and Ladera Ranch as close neighbors. The community contains 14 tracts with over 50 floor plans. The residents are served by Capistrano Unified School District. Las Flores Elementary and Middle Schools and Tesoro High School are all honored as California Distinguished Schools.
Las Flores is minutes from the 241 toll road and the 5 freeway. In addition, lots of shopping and restaurants are close by. World class golf courses are within minutes of the community, as well as, sports parks and a nature preserve.
Ladera Ranch is an unincorporated master planned community. Construction began in the late 1990’s and there are 71 tracts with over 300 floor plans to choose from. Neighboring cities include Mission Viejo, Rancho Santa Margarita and San Juan Capistrano. Ladera Ranch boasts several unique features: roundabouts are commonplace to reduce speed within the community, narrow street widths and landscaped mediums can also be found.
The area is made up of Neighborhoods and Villages. Ten or more Neighborhoods make up a Village. There are nine total Villages, one of which is the gated Covenant Hills Village. The community is served by Capistrano Unified School District.
The community provides much in the way of entertainment. There are five village clubs, six plunges, multiple trails, a dog park, and Cox Sports Park for the sports enthusiast. Shopping and restaurants can also be found at Mercantile West Shopping Center and the Urban Activity Center.
Coto de Caza
Coto de Caza is one of Orange County’s oldest and most expensive master planned communities. It includes about 4,000 homes and is a private, guard-gated community. Neighboring cities and communities include Wagon Wheel, Rancho Santa Margarita, Las Flores, Ladera Ranch and Mission Viejo.
The community is served by the Capistrano Unified School District. Most children attend Wagon Wheel Elementary, Las Flores Middle School and Tesoro High School.
Thomas F. Riley Wilderness Park surrounds a portion of Coto de Caza. In addition, the community maintains the Coto de Caza Golf & Racquet Club which offers memberships to both residents and neighboring city residents. The clubhouse offers golf, tennis, swimming, spa and social memberships. It is the first private 36-hole country club in Orange County. According to Golf Digest Magazine, the “North Course was named one of the nation’s top 25 golf courses.”
